This document discusses the housing affordability of first-time home buyers in Malaysia. Housing affordability has become the main issue in the housing sector as the house price and living costs continue to increase especially in urban areas. Affordability levels of house buyers are determined by household income, house price, and housing expenses. The continuous increases in house prices have affected the ability of people to purchase houses. The problem is more severe among first-time home buyers aged 24 – 35 years old since the household expenses continue to increase. Although the government has introduced a new scheme for first-time home buyers they fall below the affordability level. This suggests the continuous increase in home prices and high living expenses in theory. This means house ownership impossible for young people in urban area.
