Social and Affordable Housing Reform

Developments that provide at least 15% of the total gross floor area as affordable housing for a minimum of 15 years will be eligible for a floor space bonus of 30% and a height bonus of 30%.

Application of the 30 percent FSR bonus would be applied to the maximum permissible FSR applying to the land, while the proposed new height bonus will only apply to developments for residential flat buildings or shop-top housing.

Site-specific and other planning controls may limit what can be delivered on a particular site.

Development applications that have been lodged, but not yet determined, before the new SSD pathway is introduced are not identified as state-significant development. The relevant council, Sydney district, or regional planning panel remains as the consent authority.
