Bangladesh’s housing market is characterized by a surplus of upper echelon housing stock, and an acute shortage of affordable housing for the great majority of middle and lower income population groups. Estimates suggest a shortage of about 5 million houses in Bangladesh. In urban areas of Bangladesh, the annual estimated demand amounts to 300,000 to 500,000 houses. Of the larger cities and town in Bangladesh, Dhaka is the most hard pressed in terms of unsatisfied housing demand. The population of Dhaka city is currently estimated at around 12.3 million. According to the Bureau of Bangladesh Statistics (BBS-2007) the average household size in Dhaka is 4.8 persons per household. Therefore about 2.5 million housing units are needed for Dhaka city only.
