Gentrification is the shift in an urban community toward wealthier residents and/or businesses, with consequent increases in property values. Property values increase for many reasons. In this course, we focus on the gentrification caused by property value increase as a consequence of TOD. Its negative impacts include displacement, political tension, and social upheaval, while its positive effects include urban dynamism and increased fiscal revenues.
