Sustainable development of housing encompasses various aspects, including architecture, construction, land use, cost of living, housing loans, regulations, and market conditions, all of which are crucial to urban development. Furthermore, housing serves not only as a basic need but also as an economic driver that stimulates urban activity.Understanding the state of housing and the dynamics of housing prices is vital for comprehending urbanization, which aims to establish human settlements. Among the diverse uses of urban land, residential use is particularly significant due to its impact on space utilization and the well-being of residents. The role of housing in measuring poverty underscores its importance; adequate housing is a key indicator of living standards.

Characteristics of good housing

Good housing is characterized by balanced density and favourable environmental conditions that enhance resident satisfaction. These elements often dictate the quality of life within neighbourhoods, where housing conditions intersect with social class and economic status.Despite its importance, providing adequate housing for low-income groups presents a significant challenge. Several factors contribute to the current housing crisis: rapid population growth, high urbanization rates, smaller household sizes, increasing land and housing market profitability, and declining demand due to financial constraints. Low-income groups face barriers to accessing housing due to these challenges, which are compounded by limited land and housing supply, inadequate private sector investment, and ineffective government policies.

Initiatives concerning housing

Although various initiatives have been launched to address these issues, the underlying causes remain structural and require comprehensive solutions. This paper focuses on developing affordable housing solutions for vulnerable urban areas, particularly in the Mehregan township of Mashhad. Utilizing a descriptive-analytical research method, the study involved a sample size of 366 participants determined through the Cochran formula. Data collected via questionnaires were analyzed using both descriptive and inferential statistical methods. The findings emphasize that housing is a cross-domain issue that necessitates a multifaceted approach for effective resolution. Sustainable development does tackle the housing challenges in marginalized areas of Mashhad, and the study proposes strategic policy interventions that harness the potential of these regions. It advocates for creating housing models that align with sustainable development principles, especially in Mehregan, where marginalized communities urgently need support. By adopting international standards in urban planning, architecture, and construction practices, this approach can facilitate more flexible and accessible housing solutions. Additionally, promoting development in marginalized areas while revising urban development plans can help integrate low-income groups into the broader urban framework.In conclusion, addressing the housing crisis—particularly for vulnerable populations—requires coordinated efforts from both public and private sectors. Key strategies include enhancing housing accessibility through policy reforms, ensuring sufficient land supply, and improving affordability for low-income residents.
